Aubrey RV Park
Our guidelines are to ensure that all our Guests have an enjoyable stay. Please help us accomplish this by following our Park Policies.

Background Checks
Your safety and security are our top priorities. We feel so strongly about this that every guest who stays more than one night at Texas Lakes Ranch RV Park must pass a background check. We do this at our expense to help provide the best environment possible for our Guests and their families.
Behavior
Objectionable conduct of any kind, or any violation of our Guidelines by a Guest or visitor, will result in being asked to immediately leave the Park. Please note the Park is monitored 24 hours a day, 7 days a week by security cameras for the safety of our Guests.
Card on File
Every Guest must have a credit card on file. Any unpaid balances will be charged to the card on file unless another form of payment is provided at the time payment is due. The final invoice for your stay at the Park will be charged to the card on file during check out. A 3% fee will apply to all credit card usage.
Check In
All Guests must check in with the office upon arrival during office hours. Let us know if you will be arriving after hours so Park personnel will be available to meet you. All Guests are required to make a $100 electricity deposit at the time the reservation is made.
Check Out
Check out is at 12:00 noon. Your deposit will be refunded when you give at least 15 days’ notice, leave the site clean, and depart on time. Your electricity deposit will be applied to any amount due at the time of departure. The final amount due will be charged to the credit card on file. Once notice to vacate is given, it cannot be rescinded, so please be sure of the date. A $150 clean up fee may apply.
Children
Children must be monitored and accompanied by an adult when outside. Please go over campground etiquette with them if they are new to living in an RV Park.
Fires
Campfires and open fires are not permitted. Propane fire pits are allowed. Please feel free to barbecue within the boundaries of your site. Do not, however, dump charcoal on the ground when you are finished. Cold ashes should be placed in a garbage bag and placed in a dumpster. It is the Guest’s responsibility to be aware of all state and local burn ban ordinances.
Insurance
TLR RVP LLC dba Texas Lakes Ranch RV Park is not responsible for personal property damage, personal injury, or losses of any cause. Guests agree to carry and maintain in full force and effect adequate property and liability insurance on any vehicle or RV brought into the Park.
Laundry
The Park laundry room is open between 9:00 a.m. and 9:00 p.m. Clothes lines are not permitted. Clothing items cannot be hung out to dry outside of your RV. Please be considerate of your neighbors and do not leave your clothes in the washers or dryers after the cycle is finished.
You may receive mail here. Important: Do not go online and forward your mail to Texas Lakes RV Park, as it has a commercial address and can never be unforwarded. Instead, contact those you want mail from and give them the Park address along with your name and site number. Your mail and packages can be picked up in the office during regular business hours.
Parking
Two vehicles are allowed per site. No cargo trailers or any trailers other than RVs are allowed in sites. No semi parking is permitted in sites. Golf carts are welcome. Please keep them in your designated parking space.
Payments
An invoice will be emailed two days before your due date. Please pay on the due date by noon. A 3% fee applies to debit/credit card usage. Like a hotel, there is no grace period. Late fees of $15 per day apply until three days past due, at which time the monthly site fee is converted to weekly for the upcoming check-out.
Pets
Your friendly pets are always welcome. We allow two pets per site. For our Guests’ safety, aggressive dogs or breeds are not allowed in the Park. It is the Guest’s responsibility to pick up after your dog. Pets must be on a leash when walking them in the Park. Pets should never be left outside unattended. Please do not leave pet food outside, as it attracts ants, flies, skunks, and rodents. Indoor cats only. Please note that if your dog becomes a nuisance barker or aggressive, you will be required to remove your pet from the Park.
Guest Pet Liability
Guest is responsible and liable for any damage to the property or any item on the property caused by any pet, any personal injuries to any person caused by any pet, and any damage to any person’s property caused by any pet. The Guest will pay all reasonable costs necessary to clean or repair property, including but not limited to site damage, landscape damage, and/or any injury caused to another Guest.
Playground
All children must be accompanied by a parent or adult while using playground equipment. Use of playground equipment is at your own risk. The play area is for the use of Guests only.
Police
We have a zero tolerance policy. If law enforcement is called for any reason other than a medical emergency, you will be asked to leave immediately with no refund at the discretion of the owners and managers.
Pool
The pool is open during daylight hours. Please accompany children under 18. No alcohol is allowed in the pool area. Please see the posted rules in the pool area.
Quiet Time
Please honor quiet hours from 10:00 p.m. to 7:00 a.m. Refrain from engine idling. You will receive one warning only for a quiet hour violation.
Refund Policy
All reservations must be canceled 30 days prior to the arrival date for a full refund. Weekly and Nightly Guests will not receive a refund for any portion of the payment if they decide to leave early. Please speak with our Park Manager should an emergency arise.
Restrooms
Our restrooms and shower facilities are for the use of our Nightly Guests only. With Park Manager approval, extended-stay Guests may use these facilities in emergency short-term situations. Please note all RVs must be in fully operational condition.
RV
All RVs must be fully operational and tidy in appearance. RVs older than 10 years must be approved by sending a picture of all four sides to the Park Manager. For RVs older than 10 years to be approved, the appearance must be neat and clean. No window air conditioners are allowed. Window coverings must be professional in appearance, with no cardboard, wood, or tin foil in windows. Awnings must be in good condition and free of rips and shredding. Guests are encouraged to install professionally manufactured RV skirts. Skirts can reduce utility expenses and the damage sunlight causes to tires. Homemade skirts or inflatable skirts are not allowed. Guests must use septic hose supports. These supports help prevent damage from grass trimmers and allow leaks to be seen before they become a disaster. During the winter months, a heated hose is required. A $50/month fee applies for those who choose not to add one.
RV Site
Please keep your site tidy and clean. No rugs are allowed on the grass. Tires should not be stored in sites or under your RV. No pallets are allowed in sites. No cardboard boxes are to be stored under your RV. No household furniture or appliances are allowed outside your RV; outdoor patio furniture only. Please keep BBQ grills off the picnic table. Please check with the Park Manager before adding anything to your site.
Site Fees
Site fees are structured for two adults per site. For long-term Guests, a $50.00 fee will be applied to your monthly invoice for each additional adult. Site fees are subject to change without notice.
Speed Limit
The speed limit is strictly enforced at 5 mph at all times.
Storage
Any vehicles, boats, or other lake-related recreational equipment may only be stored in the designated storage area. All personal items must be kept in an orderly and safe manner within your assigned site. Surface storage and self-storage units are available for an additional fee.
Trash
Please place bagged trash in the dumpster. Household trash only. No furniture, mattresses, or large boxes. Do not leave trash out overnight under any circumstances.
Visitors
You are responsible for making your visitors aware of the Park Guidelines. Visitors must park in visitor parking at the front entrance. Use of your site by visitors is not permitted.
Water
No outside watering is allowed except for sprinkling potted plants. No vehicle or RV washing is permitted.
WiFi
Guests are free to make arrangements with local internet companies to provide WiFi to their site.
Prohibited Activities
· No generators may be used inside the Park.
· No tarps, fences, or cages are allowed.
· No excavation or driving of stakes into the ground is permitted.
· No Guest-owned playground equipment, including trampolines, playhouses, or similar items, is allowed.
· No blocking or parking in vacant sites is permitted.
· No storage sheds may be used or constructed in the Park.
Licensee of Owner
Guest acknowledges and understands that he/she is a licensee of the Owner and not a tenant, and that he/she is not acquiring any interest in the property.
Indemnification
Guest will protect, defend, indemnify, and hold park owners, managers, or park agents harmless from any damages, costs, attorney fees, and expenses caused by the act of any Guest or pet of a Guest.
